Garage Door Repair and Replacement in Saint Augustine

Customer reported the opener arm (J-arm) bracket had broken off the door. Replaced the bracket and completed a 16-point inspection; door is in good working order and running smoothly up and down. Opener is older. Advised on replacement, but the customer is moving within a year and chose to leave it as-is.

Opener motor making abnormal noise on arrival. Attempted limit adjustment and troubleshooting; unit was not repairable. Customer approved replacement. Installed new LiftMaster 1 HP belt-drive opener with new safety sensors and new wall control. Set limits, programmed remote, and tested full operation; door running smoothly.

Upon arrival, the opener chain was found loose and sagging. Adjusted and tightened the chain to proper tension and tested the door through multiple cycles; it now operates smoothly. Inspected the opener and found no additional issues at this time.

Customer reported the door would only close fully if the wall button was held down; otherwise it reversed back up. Inspection found failed safety sensors. Customer approved the repair, and we returned to replace the old sensors with new safety sensors and brackets. Tested door operation after install, and the door is in good working order. Customer reported cables off and door needing a reset. Reattached both cables, rewound spring, and reset door. Door operating well. Offered new springs and new tracks; customer declined, as he plans to install a commercial-style chain-lift door down the road and only wants the current door working for now. Customer satisfied.

Customer requested repairs on doors #101 and #110. Both doors had cables off track and off the pulleys. Door #101 also had a roller out of the track and a damaged lock, which we repaired. We fully reset both doors, tightened both tracks, and reset and re-tensioned the cables. Both doors are now working properly.
